The project site consists of two parcels and is located West of LOVR between U.S. Hwy 101 and the Irish Hills Plaza. Villaggio Retirement Community will include 404 units. Madonna parcel will include 174 multi-family residential units, 100,000 sq ft of retail-commercial, and possibly 70,000 sq ft hotel.
PTSL, and Los Verdes Parks 1 wrote letters in the draft stage of the EIR (Environmental Impact Report). We hired a CEQA (California Environment Quality Act) lawyer to address the CEQA violations in the DEIR and the FEIR. The concerns included biological resources, air quality, traffic, fire hazard, creek impact and insufficient impact fees.
ACTION
PTSL and Los Verdes Parks 1 and 2 wrote letters in the draft stage of the EIR, to the Planning Commission and finally to SLO City Council.
PTSL and Los Verdes Parks 1 & 2 met with the developer and RRM Engineering to discuss concerns regarding the project.

A lawsuit was filed in Superior Court in SLO in October, 2020. The plaintiffs include PTSL and Los Verdes Parks 1 and 2.

April, 2022
Preserve the SLO Life and Los Verdes Park 1 reached a settlement from a lawsuit with Froom Ranch. The money awarded will be used by Los Verdes Park 1 to complete their sound wall around their development, and Preserve the SLO Life will use the money for improvements on Buckley Rd.
